The honest version
Three things change with distance, and none of them is the price of the job.
Everett, Mukilteo, Mill Creek, Lynnwood and Marysville are minutes from the shop, so same-day is usually a real option. Bellevue, Issaquah and Maple Valley are a genuine drive, especially across a bridge at four in the afternoon. We'll tell you on the phone what's realistic rather than book a window we can't hold.
Every city on this map has its own rules and its own inspectors. We file where a permit is required — City of Everett, Snohomish County, Seattle SDCI, King County, or the individual city halls on the Eastside — and we meet the inspector ourselves rather than leaving that to you.
A 1920s Seattle bungalow on galvanized pipe is a different job from a 2005 Mill Creek build, and a Duvall property on a well and a septic tank is different again. The city pages go into what we tend to find in each place, because that's usually what decides whether a repair holds.
You get a written price for the specific job before any work starts, and it's the same whether you're four minutes from the shop or forty. What you're quoted is what you pay unless something unexpected turns up mid-job — and if it does, we stop and talk to you first.
