This city isn’t one kind of building. The City’s housing report counted a mix of about 52 percent single-family homes and 37 percent multifamily. Its comprehensive plan says much of the building stock went up in the 1960s and 1970s. Then add Alderwood Mall, the Highway 99 corridor and a City Center that’s filling with new apartments since light rail arrived in August 2024.
An older rambler, a third-floor condo and a busy restaurant all break differently. We plumb all three, and we price each visit for what it actually is.
What that looks like day to day: a slow tub drain in a split-level, a drip behind a shared wall in a condo, a floor drain that backs up during a Friday dinner rush. Different buildings, different rules, same goal — find the real cause, fix it once, and leave the place cleaner than we found it.

We’re based on Airport Road in Everett, and this city sits in the Lynnwood–Edmonds corridor we cover. Danika started in 2009; Frank Gaborik took the reins in 2016.
Commercial or residential, the paperwork is identical for us: licensed, bonded, registered with state L&I, and one crew that can handle the plumbing and the electrical side of a water heater or kitchen job.

We also get a lot of calls from people who just bought a place and want to know what they’re dealing with. A walk-through plumbing check — shutoffs, water heater age, visible supply lines, drain speed, and a look at the side sewer cleanout — tells you where your money will go over the next few years. It’s one of the more useful services we offer and one of the least exciting.
The City runs a Fats, Oils and Grease (FOG) Control Program. City inspectors check that grease traps and interceptors are properly installed, maintained and working — and they look at your maintenance logs, cleaning schedules and disposal records.
Grease doesn’t care how good the food is. We’ve jetted kitchen lines where the pipe was down to a pencil-width opening, and the trap hadn’t been touched in months. The cleaning took an afternoon. The log gap was the bigger headache.
A few habits save restaurant owners real money: scrape plates into the trash, not the sink; keep strainers in every floor drain; and put the trap cleaning on a calendar instead of waiting for the smell. Lynnwood Municipal Code 14.16.015 splits the line in two. Service laterals belong to the City, which maintains them. Side sewers belong to the property owner, maintained “at his sole expense.” A side sewer install needs a permit from the director.
The City’s sewer cleaning policy adds a twist. If you can’t clear a blockage, you’re expected to hire a professional first. If the City then finds the pipe has failed, it pays; if it’s just roots or buildup in a sound line, the City bills the owner.
Why that matters: a camera report tells you which case you’re in before anyone sends an invoice. It’s the cheapest part of any sewer project, and the one people skip.

Here’s a quick way to tell. Run the kitchen sink for a minute, then flush the lowest toilet in the house. If water gurgles up in a tub or floor drain, the blockage is probably in the side sewer. If only one sink is slow, it’s likely a local clog and a much smaller repair. Either way, don’t pour chemical drain cleaner into a line that might need a camera — it makes the work harder and the pipe unhappier.
The City’s Development & Business Services checklist says single-family plumbing work, including electric water heaters, is an over-the-counter permit through the City’s permit portal, typically issued in less than 24 hours. Gas units go on a mechanical permit instead.
Snohomish County PUD customers replacing an existing tank with a qualifying heat pump model can get up to $1,000 back, applied for within 90 days of the invoice.
Condo swaps are their own sport — narrow closets, shared walls, an HOA that wants a drain pan. We’ve done plenty. How do you know a tank is near the end? Rusty hot water, rumbling, a damp base, or a relief valve that drips. Any one of those is worth a visit before it becomes a flood.
Sizing matters too. A family of four in a 1970s split-level needs a different tank than a single person in a City Center studio. We’ll ask how many showers run back to back, whether there’s a big soaking tub, and whether the electrical panel can carry a heat pump unit — and since we do electrical too, we can answer that last one ourselves.
The water is soft, too (the City’s 2025 report lists total hardness of 10.2–15.8 ppm), so a softener usually isn’t needed. Details on tankless installs.
The City’s cross-connection program says new backflow assemblies are tested once installed, annually after that, and after any repair, replacement or relocation. The tester must hold a Washington Department of Health Backflow Assembly Tester certification, and reports go to the City. Lawn irrigation and fire sprinkler systems both need protection.

The City’s water comes from Spada Lake at the headwaters of the Sultan River, treated by Everett and delivered through Alderwood’s system. The City’s 2025 report found lead above the action level in 2 of 109 homes sampled, and the City will visually inspect your service line to identify its material if you ask.
That’s the utility side. Inside the house, decades-old supply piping is where we see pinhole leaks and weak pressure. A repipe sounds big. On a single-story house it’s usually less disruptive than people expect.
Signs it’s time to think about it: repeat pinhole leaks, rusty or tinted water after the line sits overnight, pressure that drops when someone opens a second tap, or old galvanized fittings you can see in the crawlspace. One pinhole is a repair. Three in two years is a pattern.
