This is where we post the jobs themselves. Not stock photos, not "we can do anything" promises — real calls from real homes around Everett, Lynnwood, Marysville, Edmonds, Mill Creek and the rest of our service area. A slow drain that turned out to be a bellied side sewer. A water heater that quit on a January morning. A pinhole leak behind drywall that nobody could find.
Every write-up walks through what the homeowner called about, what we found once we opened things up, how we fixed it, and what it looks like now. If your problem looks like one of these, it probably is. Give us a call.
Leaking Gate Valve Replaced with a Ball Valve in Bothell, WA
An old gate valve on the water line was leaking at the joint. We replaced it with a lead-free, full-port ball valve on copper press fittings. No leak, and a quarter-turn shutoff.

Water Heater Code Upgrade in Marysville, WA: Galvanized to Copper
A 4-year-old water heater had been plumbed in galvanized pipe that was corroding, leaking and out of code. We repiped it in copper and brass and kept the tank warranty intact.

What's in Every Project Write-Up
We write these the same way we'd explain the job to you in your driveway. Each project follows four parts, with photos from the job itself:
What the homeowner noticed and why they picked up the phone.
The real cause — camera footage, pressure readings, the pipe material, the age of the equipment.
What we repaired or replaced, the parts we used, and any permit or code work involved.
How the system runs now, plus the warranty that backs the work.
Homes around here have their own habits. Plenty of Everett houses were built around 1980, with a good number of pre-1940 homes in older neighbourhoods, and 41-odd inches of rain a year puts real load on side sewers and sump pumps. Those patterns show up again and again in our projects — which is why reading a few of them is a fast way to understand what's going on under your own floor.
