Plumber Mukilteo WA — Licensed Plumbing From Local Plumbers

Two Water Districts, One Permit Desk and Plenty of Slope: Mukilteo Plumbing

Plumbing in Mukilteo, WA, from a licensed crew that works the bluffs and the plateau.

Most of town gets its water and wastewater service from Mukilteo Water & Wastewater District (MWWD). It formed in 1920, calls itself the oldest active district in the state, and took its current name in 2008 after merging with Olympus Terrace Sewer District. South Harbour Pointe is the exception: Alderwood Water & Wastewater District serves that area. Either way, the drinking supply traces back to Everett’s Spada Reservoir.

That’s the easy part. The harder part is the ground. Steep lots, gulches and long runs from the street make ordinary fixes a little less ordinary here.

So our plumbing services start with a look at the lot, not just the leak. Where does the line run? How far is the cleanout from the house? Is there room for a machine, or does this one get dug by hand? Answer those first and the rest of the plumbing job goes smoother.

Reliable Plumber Serving Mukilteo From Our Airport Road Shop

Our shop sits on Airport Road in Everett, and this city is part of the core area we cover. Danika started in 2009 and Frank Gaborik has run it since 2016. We’re a licensed, bonded plumbing and electrical company, which helps when a tank swap turns out to need both trades.

Our plumbers handle plumbing repairs, drain cleaning, leak detection, pipe work under the yard, faucets, toilets and remodel plumbing across town.

Serving Mukilteo means a lot of homes with long driveways, split levels and crawlspaces, plus newer builds up in Harbour Pointe. A backed-up kitchen basin in one and a gurgling basement drain in the other can have very different causes. Drain cleaning fixes some of them. A camera tells us which.

Yes, the City Wants a Plumbing Permit for Every Water Heater

The City is plain about it: you need a plumbing permit to install or replace a water heater. Permits go through the City’s online SmartGov portal, and inspections need to be requested by 3 p.m. the day before, Monday through Thursday.

We pull the permit, set the tank, and meet the inspector. You shouldn’t have to learn a permit portal to get hot water back.

  • Tank, tankless and heat pump installation
  • Expansion tanks and strapping done to code
  • Old unit hauled away

The district even publishes an FAQ on protecting your tank from thermal expansion — worth a read. Snohomish County PUD customers replacing an existing tank with a qualifying heat pump model can get up to $1,000 back. More on our tank replacement page.

The District Says the Side Sewer Is Yours to Maintain

MWWD puts it bluntly in its FAQ: you are responsible for the maintenance of your side sewer. It also asks people to keep grease, oil and wipes out of the drain.

Most of the district’s wastewater flows down the Big Gulch trunk to its own treatment plant. Your pipe is the first leg of that trip.

Camera first: we scope the pipe so the fix matches the actual problem.

  • Root and grease clogs cleared
  • Cleanout added where there isn’t one
  • Spot fixes or a full new pipe

See how we handle broken sewer pipes and hydro jetting.

A camera inspection shows where the problem is before anyone digs into a hillside.

Bluff Lots and Steep Yards Change How We Dig

City code treats slopes of 40 percent or steeper, with more than ten feet of vertical relief, as geologic sensitive areas, along with spots on the City’s landslide hazard map. The USGS has monitored landslide-prone coastal bluffs near town since 2015. Any new connection to a drainage system also needs a City engineering permit.

What that means for plumbing: a trench on a steep yard needs more planning, more care with runoff, and sometimes a different method entirely.

  • Pipe replacement planned around the slope
  • Drainage tie-ins done with the right permit
  • Leak tracing before anyone digs

Every repair on a steep lot also gets a cleanup plan: where the spoils go, how the yard gets put back, and how we keep mud out of the neighbour’s driveway. Small things. People remember them.

A quick tip if you’re on a slope: know where your cleanout is, and keep downspouts from dumping onto the bank above your drain pipe. Soggy ground moves, and pipes move with it.

We’d rather spend an extra hour planning than rebuild a hillside. Our pipe repair page covers the options.

Irrigation backflow assembly at a Mukilteo WA home

Irrigation and Sprinklers Need a Yearly Backflow Test

State drinking water rules require backflow assemblies to be tested at installation and every year after, by a certified tester. The district keeps a tester list and a test form on its site, and publishes its own irrigation requirements.

  • New backflow assemblies for irrigation
  • Fixes after a failed test
  • Tracing a leak in the sprinkler lines

A failed assembly often shows up as a mystery bump on the bill. Start with our hidden leak tracing.

Remodel Work: When Moving a Fixture Means a Permit

The City says you need a permit any time plumbing or fixtures are moved or significantly altered — a tub-to-shower swap, for example. Straight replacements in the same spot are a different story.

We see a lot of remodels in Old Town and Harbour Pointe. The plumbing is usually the part that decides the schedule.

  • Shower valves and tub-to-shower conversions
  • Kitchen sink relocation
  • Rough-in and finish plumbing

Electrical permits here come from the state L&I office, not the City. Handy to know when the remodel needs both, and we do both. See our shower installation page.
