Kirkland Municipal Code chapter 15.28 puts installation, construction and maintenance costs on the property owner, and the city can require you to repair a side sewer it finds nonconforming or dangerous. Work inside your property line needs a permit.
In practice that means a collapsed lateral under your front lawn is your bill, not the city’s, and the repair has to be permitted and inspected. We pull the permit, do the work to code, and hand you the paperwork — which matters later when you sell.

Leak detection
A leak you can see is the easy case. The expensive ones are the leaks you only meet through a water bill that climbed for no reason, a warm patch on a slab, or a meter dial that keeps creeping after every tap in the house is shut.
We locate leaks without opening walls speculatively — acoustic listening, pressure isolation, thermal imaging, and meter testing to confirm the loss is yours and not the service line’s. On the lake side of Kirkland, where finished lower levels and daylight basements are common, finding the leak precisely is most of the value; the repair itself is often small once you know exactly where to open up.

Burst and broken pipe repair
