The sounds and stains that show up first
Homeowners around Everett usually call after one of a short list of symptoms:

The rumble deserves attention. It’s water flashing to steam underneath a layer of settled mineral on the tank floor. That sediment insulates the burner from the water it’s meant to heat, so the steel above it runs hotter than designed and the glass lining takes the abuse. A tank that has started talking is a tank on the clock.
The stain matters too. Around here, tanks live in garages, crawlspaces, and closets tucked under stairs — places nobody looks at between Christmases. A pinhole weep can run for weeks before anyone notices the musty smell, and by then you’re drying out framing, not just replacing a heater. If water keeps appearing and you can’t tell what it’s coming from, start with tracking down where the water is actually coming from.
Water heater repair services, or replacement — how the call gets made
Plenty of water heater problems are component problems, and components are cheap compared to a tank. A dead thermocouple, a failed gas control valve, a burned-out element, a drifted thermostat, a spent anode rod, a corroded relief valve, a cracked dip tube dumping cold water straight to the outlet — all repairs, and we’d rather do the repair.
What changes the answer is the tank itself. Once the steel is weeping — a seam, a fitting boss, a rust perforation — there is no patch worth selling you; nobody welds a glass-lined residential tank back to life. The other tipping point is the pile-up: an older unit that needs two or three parts at once is being rebuilt to fail again from a different direction. We won’t quote you a lifespan off a chart, either — how long a tank lasts here depends on the water feeding it and whether the anode was ever looked at, which is a judgement made at the tank, not on the phone.
The rule is simple enough to say out loud on the phone: repair when the tank is sound and the fault is a part, replace when the tank itself is the fault or the repair bill starts approaching a new unit properly installed. You get that comparison in writing first.
Sediment, soft city water, and the wells east of town
Water chemistry is not the same across Snohomish County, and it shows up in how tanks age. Everett’s municipal supply comes off the Sultan River system and runs on the soft side, which is easy on fixtures — but soft, slightly aggressive water works a sacrificial anode rod hard, and a tank whose anode is used up corrodes from the inside where nobody can see it.
It is worth putting numbers on just how soft, because almost every piece of water heater advice online is written for hard-water country and does not apply here:

Twelve and a half parts per million is roughly three-quarters of a grain per gallon. Practically, that means the annual descaling ritual most manufacturer literature pushes does very little for a city-water house in Everett — there is barely any scale to remove. The part that actually wears out is the anode rod, and hardly anyone checks it.
Go east and the picture flips. Homes on private wells toward Snohomish, Monroe, and the rural stretches around Lake Stevens often pull water with real mineral content plus iron and manganese. Those tanks build a sediment bed faster, and that bed causes the rumble, the hot spots, and the early failure. Same heater, two very different lifespans, twenty minutes apart on the map.
So we ask where your water comes from before recommending anything. A flush schedule, an anode swap, or a whole-house filter can buy years for a well-supplied home; a city-water house may just need its anode watched. Anyone quoting a replacement over the phone without asking hasn’t earned the job.
The maintenance that earns its keep around here
Three jobs, and only one of them is the one the manual leads with. Kept to a sensible rhythm, they are most of the difference between a tank that quietly makes hot water for years and one that gives up early.
- Have the anode rod pulled and looked at. It is the part designed to corrode so the steel around it does not, and on Everett’s soft supply it is the first thing to go. A spent rod is a cheap part; the tank it was protecting is not
- Flush the sediment if you are on a well. The bed that settles on the tank floor is what makes the rumble, and it drives the heating surface above it hotter than the design ever intended. On city water this matters far less — the numbers above explain why
- Lift the relief valve lever once a year. It is the only safety device on the appliance, it is the one part nobody ever touches, and a valve seized shut is a valve that is not protecting anything

Tank or tankless, gas or electric — without the sales pitch

Staying with a tank is the right call more often than the internet suggests. It’s the simplest swap, it reuses the existing gas line, flue, and electrical, and a modern unit is better insulated than the one it replaces. If demand in the house hasn’t changed, like-for-like gets you back to normal fastest.
Tankless earns its keep in specific situations: a household that keeps running the tank dry, a utility closet where floor space genuinely matters, or an owner staying put long enough for the efficiency to pay back. The catch is infrastructure. A gas tankless unit fires far harder than a tank, which frequently means an upsized supply — in older Everett homes with a modest line out to the garage, that means running a properly sized new gas line as part of the job. It needs its own sealed venting, too; the old atmospheric flue won’t do.
Electric is the straightforward choice in condos, townhomes, and houses without gas service — as long as we’re talking storage tanks. Going tankless on it is a different animal, because the amperage it wants can outrun the panel. We are a registered electrical contractor as well, so we can open the panel and tell you what it would take instead of handing you a second phone number.
What install day actually involves
A swap looks simple on paper. What separates a good install from a cheap one is everything that happens around the tank.
It starts with a permit. A water heater installation is permitted work in the jurisdictions we serve, whether that’s the City of Everett, one of the surrounding cities, or unincorporated Snohomish County. We pull it and meet the inspector. An unpermitted heater surfaces later at the worst possible moment, usually during a home sale.
Then the old unit comes out: fuel off, water off, tank drained and hauled away. Disposal is ours. Nobody should end up with a rusted tank leaning against the garage waiting for a dump run.
The new install is where the details live. Washington sits in seismic country, so the tank gets strapped and braced properly rather than tied off with plumber’s tape and optimism. If the house has a pressure-reducing valve or a check valve at the meter — and plenty do — the system is closed and needs a thermal expansion tank, sized and supported correctly; without one, every heating cycle spikes pressure against your fixtures. The relief valve gets a full-size discharge line to a safe termination, interior and upstairs installs get a catch pan piped somewhere useful, and proper transition fittings go in wherever copper meets steel.
Venting gets checked, not assumed. A flue that was marginal with the old unit stays marginal with the new one, and combustion air matters in a tight garage. If it needs correcting, we correct it and say why. Then we fill, purge the air, fire it, leak-check the connections, set a sane temperature, and show you the shutoff and the flush valve before we leave.
